DEPOSITS & CANCELLATION POLICY

Reservations: A fee of $150.00 per person is required for each reservation. This is non refundable and will be applied to your balance upon arrival. In case of a medical emergency cancellation, you will have one year to rebook. Once you book your reservation, you are obligated for the dates reserved. Group reservations are to be paid in full prior to arrival.

Little House in the Woods & the Ranch House: A fee of $200 per person is required for each reservation. This is nonrefundable. In case of a medical emergency you will have one year to rebook your same reservation.

ALL RATES ARE SUBJECT TO 8.125% SALES TAX AND 10% GRATUITY.

CHECK-IN TIME IS 2:00 P.M. AND CHECK-OUT TIME IS BY 11:00 A.M. ON YOUR CHECK OUT DAY, YOU ARE WELCOME TO RIDE IN THE MORNING, AND STAY FOR LUNCH (OR WE WILL BE HAPPY TO PACK LUNCHES FOR THOSE NEEDING AN EARLIER START), BUT THE ROOMS MUST BE VACATED BY 11:00 A.M. TO INSURE ADEQUATE CLEANING TIME FOR OUR INCOMING GUESTS.

These rates are per person and based on double occupancy. Add 10% for single occupancy. The following discounts are allowed on stays of three nights or longer: 10% discount to a family or group of four or more (using one unit) coming together. 15% discount for groups or families of over 20 paying guests (discount based on at least double occupancy), 10% Senior discount (60 or older), 15% Military, Firemen, or Law Enforcement Officer discount. Discounts unavailable with other special offers. All American Plan Rates Include: lodging, 3 meals a day, all recreation on the ranch including horseback riding at no extra charge. Complimentary boat and motor(1 trip) and a canoe trip on the White and North Fork River (*these activities are not on the premises and are included with stays of three nights or more)!

Package #1- This package includes: lodging, 3 meals daily, housekeeping, your very own wrangler, with your own special horse that you will feel as if it were yours by the time you leave. You can be as involved with the horse care as much as you want, or do nothing at all! You can go fishing canoeing on the famous White and North Fork rivers. Sleep under the stars, or in the comfort of your “new home.” Your rates include a boat if you want to go fishing, a canoe trip, and other activities* that are available to you down at the main ranch. (*available with stays of 3 nights or longer, activities are seasonal and are dependent on the time of year and the number of people.
